For Theo Kouroulis, it is no surprise North Perth has been nominated by property valuers as a bargain suburb.

The Paragon Property principal who has worked in the North Perth area for more than two decades said that despite the suburb’s proximity to Perth, buyers could still find bargains.

“I have always found North Perth to be a sound and inviting location to live and in recent times, with the market taking a downturn, it has become a lot more affordable for most people looking in the inner city,” Mr Kouroulis said.

“The North Perth market has always had a reasonable turnover. Prices start from $220,000 for a one-bedroom unit.

“Unlike most of the Perth market, North Perth has been quite resilient.”

North Perth was among several markets where property experts said buyers could find bargains. Independent property valuer and commentator Gavin Hegney said North Perth was a stable market.

“Outside of the fact that it’s near the city and outside of everything that’s happening, Yagan Square, a game changer for that end of town, through to the constant cleaning up of Northbridge and the redevelopments that are occurring in the area, North Perth doesn’t suffer from booms and busts,” Mr Hegney said.

“It doesn’t tend to capture the full upswing of the market but it doesn’t seem to crash at the back end.

“It’s a fairly sort of safe area and it’s still sitting on the northern door step of Perth.

“Just have a look at what you’re getting for value for money. You’ve got all the infrastructure in place. It’s a solid bet.”

Herron Todd White WA managing director Brendon Ptolomey said the vibrancy around the North Perth shopping strip offered a lot for buyers.

“In comparison to the suburbs around it, the price point looks good and that’s in comparison with what you get for your money, including a character home, or a new apartment that’s priced well because there are some new ones through there that have had a price adjustment recently,” Mr Ptolomey said.

He said Craigie and Sorrento were also suburbs offering buyers value. “Craigie has been showing good value for money in older dwellings,” he said.

“That is a good value proposition because the suburb has been increasing in value already.”

“Sorrento and those areas though there, I think that buyers would find prices there are better than they have been there for a long time.”

Professionals chairman Ian Cornell said Hillarys and Sorrento would benefit from major upgrades to homes in the beachside areas, which would push up values generally.

Mr Hegney said demand was increasing in Wanneroo because of improved amenities. Buyers could find bargains.

Booming areas around Ellenbrook and Wanneroo also offered good value for money for buyers looking for prop-erties around local hubs, Mr Cornell said.

Mr Hegney said the redevelopment around Midland was a boost for the suburb, and buyers could find reasonable offers.

For buyers wanting to purchase in the western suburbs, Mr Cornell said buying on the fringe in areas such as Doubleview and Wembley Downs offered cheaper entry points.

“They’re cheap for the western suburbs. You’re seeing houses being demolished and others being done up,” he said.

While Yanchep was on the fringe of the metropolitan area, there had been an increase in activity, and houses were cheap.
